Are they Insured

The last thing anyone wants is for a general contractor or any person or company to work on their home if they are not fully insured. Not only can you be liable to for the damages inflicted upon your house if a contractor isn’t fully insured, you can be liable for workers compensation and medical bills for the injured contractors that were working on your house without insurance. The same ones who caused the damage to your property. You can also be liable for damages inflicted on neighbors and passersby. In many cases, your own home owners insurance won’t even cover these damages, they come straight out of your pocket. Always make certain that any contractor you are considering is fully insured and bonded or scratch them off of the list right away.

Do they write up a contract?

You’ve found a contractor, the price is right, you’re ready to do business, and all the contractor is worried about is the up front deposit to start the work. They think a handshake or a verbal commitment is good enough, but it isn’t. You have to make sure that you’re protected with a strong contract, and not just a simple description of the work that is going to be performed. Just because you are hiring a general contractor, it doesn’t mean you should get a general description of the work that is to be performed. A time frame should be laid out, clear payment dispersions should be spelled out, materials should be identified. If you don’t have a strong written contract, you likely won’t get the quality of work you seek.
